RESERVATION PAYMENT

• Rentals must be 3 days or longer. A 25% deposit of the total rent is required through www.paypal.com Please do not make a payment before contacting 1stclass Apartments to verify if property is available.
• As is our policy, your reservation deposit is non-refundable. If you cancel or change your confirmed reservation after 24 hrs, 1stclass Apartments will not be held responsible for cancellations or modifications of your stay for ANY REASON.

RENTAL AGREEMENT PAYMENT

• Check-Ins are at 3PM - Monday to Saturday. Check-Outs are before 12PM midday. There are no check-ins on Sunday except with special arrangements by 1stclass Apartments.
• Upon your arrival, a company representative from 1stclass Apartments will meet you at the apartment to sign the rental contract agreement and to receive the remainder of your balance and the security deposit.
• These payments are to be made at that time and in CASH in US Dollars. Please be sure to have with you the necessary funds in CASH before your arrive at the apartment. We cannot turn over the keys until the guest has paid the balance of the total amount in full (the rental fee plus the security deposit). If you choose to pay the total with check or credit card, any financial transaction fees will be deducted from the security deposit.
• Payments for accommodation are non-refundable. If you decide to shorten the length of your stay, previously made payments will not be refunded.

SECURITY DEPOSIT

• When you sign the rental agreement you will also sign a copy of the inventory. The guest will provide a security deposit that is kept on file until the guest's departure.
• The security deposit is returned at the end of the stay, provided that there are no damages and the apartment is left in good condition. Prior to your departure we will schedule a time to meet at the apartment to confirm the apartment's condition and return the deposit.
• For rentals up to 30 days: the security deposit is equal to half a month's rental rate. One to six-month rentals: the security deposit is equal to one month's rental fee. More than six months rental: the security deposit is equal to two months rental fee.
• Security deposits will be refunded same way 1stclass Apartments have received it.
• The earlier cancellation of the rental's period agreed in the signed contract will implicate the automatic loss of security deposit.

DISCLAIMER

• All landlords or 1stclass Apartments have the right to not allow tenants into their properties. In the event that this occurs, 1stclass Apartments will make alternative arrangements for you.
• The use of the property in a careless, unruly manner or by having more people than the number allowed will result in the immediate termination of the rental agreement. If you wish to invite more guests, a written request must be submitted to 1stclass Apartments. Otherwise, we reserve the right to charge additional fees or penalties depending on the situation.
• The tenant agrees that if during the time of stay, a neighboring building/construction should start, it will not be a cause to initiate claim or termination for this reason.
